Diverse district close to the city centre and Neckar 

The office building is situated around two kilometres to the north-east of Mannheim city centre at Dudenstrasse 46 within the Wohlgelegen office district. The district is multicultural and has become highly fashionable in recent years thanks to its variety of cultural offerings and numerous cafés. With more than 31,000 inhabitants, Wohlgelegen is also one of the most populous parts of Mannheim. The overall appearance of the locality is highly varied. While a number of old, listed buildings from the Wilhelminian era can still be found towards the south, the rest of the district has a more uniform appearance consisting of detached houses, terraced houses and tower blocks. 

A number of renowned companies including the electrical engineering company Westinghouse and the trade and construction supplies wholesaler Bauhaus are based in Wohlgelegen.

Well situated with excellent transport links: Wohlgelegen is connected to Mannheim city centre by two road bridges: the Kurpfalzbrücke in the west and the Friedrich-Ebert-Brücke in the east (federal highway B 38). Both bridges are also used by trams. Between them is a pedestrian bridge connecting the north bank where the three Neckar skyscrapers are located with the Collini-Center on the south bank. The area is close to the districts of Feudenheim, Käfertal, Schwetzingerstadt/Oststadt, Waldhof and Neckarstadt-West city districts and to the city centre.
